Building a custom home is one of the largest financial and emotional undertakings of an owner's life. A luxury residential project can involve hundreds of decisions a month, dozens of trades, thousands of line items, and millions of dollars moving through contracts written by people whose interests are not the owner's.

An owner's representative in construction exists to close that gap. We are hired by the homeowner, paid by the homeowner, and answer to the homeowner — no one else. That independence is the entire product.

What is an owner's representative in construction?

An owner's representative is an independent advisor hired directly by the homeowner to manage a construction project on their behalf. Unlike the general contractor — who represents the builder's interests — the owner's rep sits exclusively on the owner's side of the table, overseeing budget, schedule, quality, contracts, and communication between architects, builders, designers, and trades.

How is an owner's representative different from a general contractor?

A general contractor is paid to build the home and is financially motivated to protect the build contract. An owner's representative has no financial stake in the construction budget itself — their loyalty is to the owner. That independence is the entire point: it lets us audit change orders, question line items, and hold the builder accountable without a conflict of interest.

When should I hire an owner's rep?

The earlier the better. Bringing an owner's rep in before you sign an architect or builder gives us the most leverage — we can vet the team, structure the contracts, and set the budget and schedule guardrails from day one. It is still worth hiring one mid-project when things go sideways, but preventing problems is far cheaper than untangling them.

How much does an owner's representative cost?

Fees vary by project scope, duration, and level of involvement — typically a percentage of the total construction cost or a flat monthly retainer. On a multimillion-dollar home, a good owner's rep almost always pays for themselves several times over through better contracts, tighter budgets, and avoided rework.

Do you only work in St. Louis?

No. Owner's representation is a service, not a construction license — we represent clients throughout the Midwest and South Florida, including St. Louis, Chicago, Minneapolis, Indianapolis, Cincinnati, Naples, Palm Beach, and Miami. We only build homes directly in the St. Louis market.
