The practice
The Private Build Group is a bespoke luxury home builder in St. Louis, working with a limited number of owners at a time. We are not a production builder, not a semi-custom builder, and not a general contractor competing on volume. We build homes that require the level of care most owners assume they are getting — and rarely are.
Every project is led personally by the founder. Every trade is selected for that home. Every decision is made with one owner's interests in mind, because we are only building one home for that owner at a time.

In the St. Louis market, luxury custom homes typically start around $2M and can exceed $20M in neighborhoods like Ladue, Clayton, Frontenac, Huntleigh, and Town & Country. Beyond price, what defines a true luxury home is the level of detail — custom millwork, imported stone, mechanical systems designed for the specific home, and finish work that requires trades most builders don't have access to.
For a bespoke home in the $3M–$10M range, plan on 18–30 months from design kickoff to move-in. Larger or more detailed homes take longer. Rushing this timeline is the single most common source of cost overruns and quality problems.
We build throughout the greater St. Louis area, with a particular focus on Ladue, Clayton, Frontenac, Huntleigh, Town & Country, Kirkwood, and surrounding communities. For clients outside St. Louis, we serve as an owner's representative rather than a direct builder.
Production and semi-custom builders build many homes a year from a set of plans, materials, and trade partners. A bespoke builder builds one home at a time, from a design created specifically for that owner and site, with materials and trades selected for that project. The result is a home that reflects the owner — not a floor plan with upgrades.
Yes. We prefer to be involved during design development so we can flag constructability and budget issues early, but we regularly build from plans by architects the owner has already engaged. Our role is to execute their vision, not replace it.
